Whether it’s extreme cold in the winter or desert-like summer conditions, a bi-weekly commercial landscape maintenance program is something that’s a bit more common in parts of the country that experience more severe seasonal highs and lows.
Here, in and around Atlanta, a weekly landscape maintenance program is the most popular choice by far for commercial property managers. But why? Can once a week versus every other week make that much of a difference when it comes to the health and beauty of your landscape? Let’s take a closer look at the importance of frequent and consistent landscape maintenance.
Once A Week Or Twice A Month — Choosing The Right Commercial Landscape Maintenance Program
First things first, I should probably start off by saying that HighGrove doesn’t offer a bi-weekly maintenance program. We don’t think there’s really any advantage to it and that’s because the growing conditions in Atlanta encourage vigorous plant growth — sometimes very vigorous plant growth.
Miss a week in spring and your landscape can end up looking like a really bad hair day. That’s the last thing you want your tenants and visitors seeing, right? We’re all about once a week, 52 weeks a year. Here’s why:
Don’t Watch The Grass Grow
Grass grows fast enough around here that if you were to mow it every other week, you might not be happy with the results. For instance, Bermudagrass in the summer — when it’s fertilized properly, the weather’s been favorable and your irrigation system is working correctly — will grow at such a rate that when you mow it after two weeks, it will take on a scalped, yellow or brown appearance. Not good.
It will green back up after three or four days with sun exposure, but the nature of Bermudagrass and other warm season grasses is that they only green on the outside tips of their leaves.
With fescue grass — during parts of the year when it’s really thriving — you might notice clumps of it growing tall and after two weeks of nonstop growth, it will take a landscaper more time to mow it and clean up afterward.
Fewer Site Visits Will Not Cut Costs In Half
It’s easy to assume that you’re going to cut your landscape expenses in half with a bi-weekly maintenance program. For example, if you budget $20,000 a year for 52 visits and then decide to go bi-weekly for 26 visits, well, you’d expect to save $10,000. Not so fast.
For all intents and purposes, let’s say site visits last about an hour each week for those properties on a weekly landscape maintenance program. If a property decided to go bi-weekly, then an hour is no longer going to be enough time to get everything done. Due to an extra week of growth and debris build-up, it will probably take an hour and a half or more to get everything you need done.
What Property Types Could Consider Bi-Weekly Landscaping Maintenance
Call me bias, but I think weekly maintenance is important for all commercial properties. They also raise your level of competitiveness in the market. However, a Class C industrial site is the property type that makes most sense for a bi-weekly program. Class C properties are typically more than 20 years old, in need of renovation and are located in low-traffic, low-demand locations.
Commercial Landscape Maintenance That Needs To Be Completed Weekly
Obviously this varies with the season, but in general, some must-do weekly landscape maintenance services include:
edging curbs and bed lines
trash and debris pickup (parking lots, curbs, and corners along structures)
seasonal color maintenance (deadheading and fertilizer treatments)
Cleanliness and a loss in curb appeal are the biggest risks property managers deal with if they choose to go with a bi-weekly maintenance program.
